On the site of the former precast concrete panel factory in the Mlynské Nivy district in Bratislava, the company YIT Slovakia is starting the construction of a new residential complex Mlynárka. According to the plan, the industrial zone will be rebuilt into an urban quarter for thousands of residents.
What will be built in the Mlynárka project?
The project will consist of ten phases, in which nearly 1785 apartments and flats will be built. Besides housing, the area will include a kindergarten, offices, and a large central park of about two hectares. In total, approximately 2500 residents will be able to live in the new quarter.
Stages and construction timelines
The developer is preparing to start the first phase with 457 apartments. The company has already received the territorial decision and a positive environmental impact assessment (EIA). Recently, YIT Slovakia received a positive EIA conclusion regarding the demolition of the remaining industrial buildings and submitted an application for a building permit. The start of the first phase is planned at the end of 2026.
How the Mlynské Nivy district is changing
The Mlynárka project is part of a large redevelopment of the Mlynské Nivy district. This area has been gradually changing from industrial to residential since the 1990s, but recently the process has accelerated due to demand for housing closer to the center. Projects like Mlynárka are transforming the district into a modern quarter with housing, services, and public spaces.
